How the guaranteed floor actually works.

This is what makes listing with Bull City fundamentally different from listing with a traditional agent. You get the upside of the MLS market without the "what if it doesn't sell" downside.

Every major brokerage's sales pitch is "we'll get you top dollar." The honest caveat is: or we might not, and then you've burned 90 days and paid for staging. We remove that caveat.

What "acceptable" means in the 60-day clause: either (a) at or above the cash number after all credits/concessions, or (b) whatever floor you and the agent agree to in the listing paperwork. The floor is written into the contract before you sign anything.

Example: $440K ARV home in good condition

  1. WalkthroughWe set the cash number at $330K and the listing target at $435K.
  2. You choose listYou sign the listing with a $330K floor written in. Home goes live at $445K.

Common questions.

What's the listing commission?+

Standard Georgia listing agreements — We'll walk you through the exact numbers before anything is signed. In most cases, listing side is 2.5–3% and buyer side is 2.5–3%. If you go this path, you'll see the full commission breakdown on paper before you sign the listing agreement. Never hidden.

Can I back out if I change my mind?+

The listing agreement is a contract with defined terms — typical term is 90 days with cancellation provisions. If you want an escape hatch (say, to take the cash offer partway through), that can be written in up front. Our agents will walk through the exact language before you sign.

What if the listing sells for less than the cash floor?+

You don't accept that offer — you wait. The floor means you never have to take a listing offer below the cash number, because Bull City will buy at the cash number if the 60-day mark passes without a better offer. Our agents will never pressure you to accept a weak offer on the listing path.

What about agents representing the buyer?+

Buyer agents get paid per the Buyer Broker Compensation shown on the MLS, which will be disclosed to you at listing time. Per current NAR/GAR rules, buyer compensation is a negotiated term — We'll walk you through what's standard in your specific submarket.

Do I have to do repairs to list?+

No — you choose. Our agents will give you a prep list (paint, landscaping, minor fixes) that usually returns $3–5 for every $1 spent. But everything is optional. If the cash offer is your floor, you never need to spend a dime on the house to list — worst case, you get the cash number anyway.

What if my home is in bad condition?+

Distressed homes usually do better on the cash path — we've seen more sellers waste 60 days on a failed listing of a distressed home than anything else. Our agents will be honest at the walkthrough. If listing isn't the right play, he'll say so.

Can I take the cash offer instead partway through?+

Yes, subject to the listing agreement terms (which are negotiable up front). Some sellers decide after 2 weeks of showings that they'd rather just take the cash and move on. That's fine — The listing agreement will be structured the agreement so this is possible without penalty.
